What is a home measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a measurement service work?

During a floorplan service, a certified appraiser takes measurements of your home or property with a measuring tool — generally a tape or laser measuring device. As they move around the house, they observe the layout of the rooms and other features, like stairs, patios, and fireplaces. They might sketch out the property. Then, the appraiser types up a report and detailed sketch showing the total living area of the house and the overall layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a floorplan service?

Property taxes

Tax records frequently reflect inaccurate square footage because the values can come from several sources, and occasionally go unverified — meaning you may be taxed for more space than you have! Unless a certified appraiser has recently performed a valuation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Marketing a home or property

A home measurement service can ensure that you're paid fair market value for your property. Area is one of the biggest elements potential buyers look for when purchasing a house — but since these values are often estimated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the selling price of your home as well as the number of interested buyers. The only dependable method of using a definitive GLA when listing your home is to refer to a recent appraisal or home measurement service executed by a certified appraiser (after any renovation that may have affected square footage).

For real estate agents

To make sure that your client's home closes at a price that appropriately reflects true market value, we suggest asking for a home measurement of the property. Clients, and potential buyers, will appreciate your eye for detail, and you can be assured that the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool for getting potential buyers interested because they can see the layout and attributes of the home before and after touring.
